Rising costs and changing platform policies can make it harder to keep hosting worthwhile. Mitten Stays offers clear fees, direct bookings and the flexibility to run your rental your way. Our goal is to help hosts keep more of what they earn and give guests the opportunity for a lower overall rate.
Keep your own calendar, booking process and guest relationship. Your basic listing includes property photos, search and map discovery, amenities, activities and a link to your own website or Facebook page.
The basic plan is $99 per property per year, with no per-booking fee or percentage commission. Keep your listing and photos current in your host dashboard, and share contact details you choose to make public.
Want us to handle more? Full hosting includes a basic rental website, its hosting, a calendar and your Mitten Stays listing. It costs $500 once to get started, $250 per year and $10 per confirmed booking through the managed tools. The listing is included—there is no additional $99 charge. We agree on the setup and service dates before activation.
Compare our two plansCan I switch between Basic and Full Hosting?
Yes. There is no penalty for switching between plans. Your chosen plan’s normal charges still apply, and we agree on timing and any website setup before making the change. Contact us through our service form to arrange a switch.
Can I do it all myself?
Yes. Create your listing, choose your cover photo, add your direct link and update your details from the host dashboard. Listings are reviewed before publication. Your basic plan covers listing updates during its annual service period. Annual billing and activation are arranged separately; creating a listing does not authorize a charge.
What is included in full hosting?
A basic rental website, website and calendar hosting, and your Mitten Stays listing. Pay $500 once for website startup, then $250 per year, plus one $10 host fee per confirmed booking through the managed tools. That is $750 in fixed first-year fees, then $250 per year, plus booking fees. Setup and activation are arranged with you first.
Which links can I use?
Use your own rental website or direct Facebook page. Links to Airbnb, Vrbo and other booking platforms are not accepted. Enter your rental details and authorized photos yourself.
Can guests still contact me or visit my own website?
Yes. Keep your own website link and add the contact email or phone you choose to publish. Hosted services do not take away direct contact with your guests.
Do I need to buy a promotion?
No. An active basic listing appears in search and on the map without a paid promotion. Optional sponsored placements are clearly labeled, relevant to the guest’s search, and do not guarantee bookings.
Do you provide damage protection?
Mitten Stays does not provide AirCover, insurance or a damage guarantee. You provide appropriate insurance, guest agreements and property policies.
